Zumper and PadMapper in Canada: What They're Missing

Zumper and PadMapper are both US-born rental platforms that have expanded into Canada, and they're genuinely useful for their map-based search and clean listing photos. But their listing volume was built up starting from the American market, and in our own searches across several Canadian cities, both consistently turned up fewer private-landlord listings than Kijiji, Rentals.ca, or RentFaster.ca — particularly for basement apartments and individual rentals rather than managed buildings.

What they're good for

If you want a clean map view with photos and are searching a major city like Toronto, Vancouver, or Montreal, Zumper and PadMapper are pleasant to use and the listings that do exist tend to be well-presented. They're a good second pass after you've already searched the bigger Canadian sites.

Where the gap shows up

Outside the largest cities, listing counts drop off quickly in what we've seen, and neither platform appears to match Kijiji's reach with individual landlords. If you rely on Zumper or PadMapper alone in a mid-size Canadian city, you may be missing listings that only ever get posted on the Canadian-first sites.

Neither one solves the tracking problem either — once you've found a listing you like on any platform, you're back to manually rechecking it for price changes, the same as everywhere else.

A better search rotation

Use Zumper or PadMapper for the map view and photos, but cross-check Kijiji, Rentals.ca, and RentFaster.ca for the listings they miss.
